This may seem elementary but there’s a notion to some that if a buyer offers the seller exactly what they want that there’s some responsibility on the seller’s part to accept it. They don’t have to. Even if they make an offer above asking price, there’s nothing that binds the seller to accept that. You’re free to look at other offers, you can accept that one, or make a counter-offer to that buyer. Keep in mind that unless you have an unusual circumstance that gives you a good reason not to, it would be to your benefit to accept an offer like that, but you don’t have to.
