Finding the right tenant (not just someone who pays rent) for your home can be a daunting task by itself. Doing background checks, the screening and interview process, the contracts, negotiating, researching and verifying information, law-compliance procedures and knowing what people’s responsibilities are is only the beginning. Add property management to the mix; frequent communications with the tenant; random visits; hiring contractors for repairs; assessing and defusing situations; risk-reduction policies and systems; keeping detailed records of all events; landlord-tenant laws; collecting rent, etc., and it can quickly become overwhelming.
Too many homeowners rely on finding their own tenants and are maybe doing a quick background check (which typically doesn’t cover the level of detail necessary to make an informed decision) and have them sign a lease found online (or worse, doesn’t have them sign a lease at all.) They’re putting themselves and their tenants in jeopardy. But it doesn’t have to be daunting or time-consuming for you. I can help.
